Want to become a licensed mortgage agent in Ontario? Here's the full FSRA path — the Level 1 course, brokerage sponsorship, licensing, and what Level 1 vs. Level 2 lets you do.
Becoming a mortgage agent in Ontario is one of the most accessible ways into a high-earning, flexible career in finance — no degree required, and you can be licensed in a matter of months. The path is clearly defined by FSRA, the provincial regulator. Here's exactly how to do it in 2026.
The short answer
To become a mortgage agent in Ontario you must be at least 18, a resident of Canada, complete an FSRA-approved Mortgage Agent Level 1 education course, get authorized (sponsored) by a licensed mortgage brokerage, and apply for your licence through FSRA. The brokerage you choose then trains you and submits your application. See how to start with us.
Step 1 — Meet the basic requirements
- Be at least 18 years old.
- Be a resident of Canada with an Ontario mailing address and a valid email.
- Meet FSRA's suitability standards (character and integrity— no disqualifying history).
Step 2 — Complete the FSRA-approved Mortgage Agent Level 1 course
You must finish an approved Mortgage Agent Level 1 education program. Providers include REMIC (the Real Estate and Mortgage Institute of Canada), Mortgage Professionals Canada, CMBA Ontario, and Humber. The course covers mortgage fundamentals, regulation, and ethics, and ends with an exam. It's self-paced for most people and completed in weeks. See the licensing details.
Step 3 — Get sponsored by a brokerage
You can't hold a licence on your own — you must be authorized by one licensed mortgage brokerage that agrees to supervise you. This is where your choice of brokerage matters enormously, because they provide the training, mentorship, and lender access that determine whether you actually succeed. (More on choosing well in the best brokerage to work for.)
Step 4 — Apply for your licence through FSRA
Your sponsoring brokerage submits your licence application to FSRA. Once approved, you're a licensed Mortgage Agent and can start arranging mortgages under the brokerage.
Level 1 vs. Level 2
Ontario has two agent levels:
- Mortgage Agent Level 1 — your entry licence; lets you deal in mortgages with most lenders under supervision, but not arrange mortgages with private/non-traditional lenders on your own.
- Mortgage Agent Level 2 — after experience plus the Level 2 course, this lets you work with private lenders too. (A Mortgage Broker licence is a further step beyond that.)
Most people start at Level 1 and progress as they grow.
What happens after you're licensed
The licence is the starting line, not the finish. Your income and longevity depend on training, mentorship, and lender access — roughly three in four new agents leave within two years, almost always from lack of structure, not talent. Choose a brokerage with live training and real mentorship, and understand how you'll be paid (commission splits explained).
Frequently asked questions
How long does it take to become a mortgage agent in Ontario?
Often a few months — most of that is completing the FSRA-approved Level 1 course (weeks, self-paced for many) and securing brokerage sponsorship, after which FSRA processes your licence.
Do I need a degree to become a mortgage agent?
No. You need to be 18+, a Canadian resident, pass the FSRA-approved Level 1 course, meet suitability standards, and be sponsored by a licensed brokerage.
What's the difference between Level 1 and Level 2?
Level 1 is the entry licence for dealing with most lenders under supervision; Level 2 (after experience and a further course) adds the ability to work with private lenders. A broker licence is a further step.
Do I need a brokerage to get licensed?
Yes — you must be authorized (sponsored) by one licensed mortgage brokerage that supervises you. Choosing the right one is the biggest factor in your success.
