Legal review fee covered

We cover your independent legal review fee up to $750. Required for mortgages over $1M under most lender policies — we pay it, not you.

Senior advisor (10+ years)

Your file is assigned to one of our most experienced advisors — minimum 10 years in mortgage brokerage, with documented placement of $50M+ in funded volume.

Concierge document handling

We coordinate directly with your lawyer, accountant, and (if applicable) wealth manager. No "please send us X" emails to you mid-day.

Priority lender underwriting

Your file goes to the top of the queue at our top lenders. Most commitments back within 48 hours, sometimes same-day.

Quarterly portfolio review

For return clients with multiple properties, a senior advisor reviews your full portfolio quarterly — looking for refinance opportunities, equity restructure, or rate-shop windows.

Direct Principal Broker access

  • Available on both Ontario files and out-of-province files (via partner network)
How the package is delivered:

Common questions

What exactly counts as a high-value mortgage?
Any funded mortgage amount of $1,000,000 or more on a residential property, or any commercial mortgage of $1M+. The trigger is the funded amount, not the property value — so a $1.5M home with a $700K mortgage doesn't automatically qualify (but it absolutely can on the next renewal or refinance if circumstances change).
Is there an additional fee for the concierge service?
No. There's no upcharge or hidden fee for the high-value treatment. On standard A-lender files, the lender pays our compensation — that doesn't change. We absorb the legal-review fee as part of our investment in long-term client relationships.
Who is my senior advisor?
Depends on availability and specialty match. For most files, we'd assign one of our 10+ year veterans with experience in your specific situation (newcomer, self-employed, investor, etc.). You can request a specific advisor by name if you have a referral or preference.
Does this work for a $2M+ mortgage?
Yes — and the larger the file, the more value the concierge package adds. We have placed mortgages well into the $5M-$10M+ range. Above $5M we often involve our Principal Broker directly and may bring in institutional or private banking relationships.
What if my mortgage is just under $1M — say $950K?
You don't automatically get the full package, but our senior advisors often handle files in the $700K-$1M tier too at their discretion. Mention you'd like consideration when you reach out — we look at the whole picture (file complexity, income profile, equity position, referral source).
How is this different from the Renewal Loyalty rate?
Renewal Loyalty applies to ALL return clients — you get our best rate first. High-Value Concierge is the service tier on files over $1M — senior advisor, legal fee covered, priority queue. They stack. If you're a return client with a $1.5M renewal, you get both.
Can the legal-review fee be paid directly to my lawyer?
Yes. We can either reimburse you by e-transfer, apply the credit to your final adjustment statement at closing, or pay your lawyer directly if you provide their invoice and trust-account details. Whatever's easiest for you.
Is this confidential?
Yes. High-value files are handled by a smaller team with stricter access controls. All communications are encrypted. We do not publish client testimonials or case studies referencing specific high-value clients unless we have explicit written consent.
